1 . Denise Edqil _Vice President

Ive been a Beacon St. resident since 2005. My Mom was an original owner in 1984; therefore, I am very familiar with the property and area.l previously served as President and Secretary while under Pernicanos Management and 1m extremely pleased to welcome them back! I have a degree in Accounting and Business Management and strong familiarity with construction and landscaping. I believe in upholding our governing documents and strive to influence ethical Board behavior. Some of my goals are to bring the property back to a standard to be proud of while still watching our finances with hopes of regaining a better percentage of funded reserves.

2. Brian Feliberty, President

I have been a resident of our community since 2009 and have had the privilege of serving on the HOA Board multiple times, including two terms as President—most recently from 2023 to the present. My long-term commitment to our neighborhood has given me a deep appreciation for what makes our community special, as well as a strong understanding of the challenges we face. I’m passionate about maintaining and improving the quality of life for all homeowners. During my time on the Board, I’ve focused on transparent communication, responsible budgeting, and ensuring that homeowner concerns are heard and addressed in a timely and respectful manner. I’d be honored to continue serving and contributing to a safe, well-managed, and welcoming environment for all residents.

3. Brandon Jammo Secretary

As a homeowner in this community, I’m committed to contributing to the long-term wellbeing and improvement of our neighborhood. I bring over 10 years of leadership and management experience in production operations, where I’ve led teams, managed complex projects, and focused on efficiency, budgeting, and compliance. My goal as a board member is to ensure transparency, accountability, and open communication. I believe in practical problem-solving and working collaboratively to maintain the value and integrity of our homes. I’m passionate about helping our community thrive and would be honored to serve.

4. Warren McKenna Treasurer

The annual meeting has been scheduled for July 23, 2025, at 6:00 PM and will be held virtually via zoom.

At the Annual Meeting, the membership will elect new Board members. The newly elected Board of Directors will make decisions for the Association on behalf of all members. In accordance with the Bylaws, the Members shall elect five (5) directors. The five (5) Directors receiving the highest number of votes shall be elected for a term of one (1) year.

BOARD OF DIRECTORS CANDIDATE APPLICATION EXTENSION

We would like to inform you that the Board of Directors election originally for December 30, 2024, has been postponed to a later date.

Currently, there are five open board seats, but we have received three candidate submissions.

To ensure a fair and inclusive election process, the Board of Directors has decided to extend the nomination deadline. We encourage any interested homeowners to submit their candidacy. Further details regarding the new election date will be shared soon.

BEACON STREET COND0MINIUM OWNERS ASSOCIATION

 The Association shall not disqualify a person from nomination if the person has not been  provided the opportunity to engage in internal dispute resolution.

SECTION 3 – QUALIFICATION OF NOMINEES FOR DIRECTOR ELECTIONS

3.1 Only persons who are members of the Association may be a nominee for election. If title to a Unit is held by a legal entity that is not a natural person, the governing authority of that legal entity shall have the power to appoint a natural person to be a member for purposes of being a nominee for election to the Board.

3.2 No member may be a nominee if the member if elected, would be serving on the Board at the same time as another member who holds a joint ownership interest in the same Unit and the other member is either properly nominated for the current election or an incumbent director.

3.3 No member may be a nominee if that member discloses, or if the Association is aware or becomes aware of, a past criminal conviction that would, if the member was elected, either prevent the Association from purchasing the fidelity bond coverage required by Civil Code section 5806 or terminate the Association’s existing fidelity bond coverage. The Association shall have no obligation to investigate the background or possible criminal history of any candidate.

 3.4 A member who is more than sixty (60) days delinquent in the payment of regular and special assessments (not including nonpayment of fines, fines renamed as assessments, collection charges, late charges, or costs levied by a third party) is not qualified to be a nominee. A member shall not be disqualified for failure to be current assessments if either of the following circumstances is true:

3.4.1 The member has paid the regular or special assessment under protest pursuant to Civil Code section 5658.

3.4.2 The member has entered into a payment plan pursuant to Civil Code section 5665.

3.5 Prior to disqualifying any member from being a nominee, the Association must offer the member an opportunity to engage in internal dispute resolution pursuant to Civil Code section 5900 et seq. 

3.6 A Director may not be more than sixty (60) days delinquent in the payment of regular and special assessments (not including nonpayment of fines, fines renamed as assessments, collection charges, late charges, or levied by a third party).

Internal Dispute Resolution (“IDR”): – Should you not qualify to apply as a nominee for the Board of Directors you have the Opportunity for Internal Dispute Resolution (“IDR”): Any member disputing or challenging any aspect or application of these rules, including, without limitation, the member’s qualifications to be nominated as a candidate for the Board, has the opportunity to engage in IDR with the Association pursuant the procedure provided at Civil Code Section 5915.November 25, 2024

I have owned these 2 buildings since 1975.

I have always managed these buildings myself until the changes of policy and governing rules too involved. I now have my buildings under Property Management.

I have served on the Board of Directors, 3 different times until I rolled off. 3 year term limit.)

I am a very detailed person. My goal is to keep the buildings and landscaping in an upgraded condition so as to keep the values high.

The following information regarding the upcoming Annual Meeting & Election for your community is provided pursuant to the requirements of 551 15(b).

The Annual Meeting and Election is scheduled for July 14, 2020, at 6:00 PM. The meeting will be held at the clubhouse. All owners are welcome to participate and attend.

The Board of Directors has contracted with an independent vendor, The Ballot Box, to serve as the Inspector of Election for the purpose of preparation, receipt and tabulation of the ballots for this meeting.

The voting power of the Association is 1 15 total homes. Each home is permitted one (1) ballot. Ballots will be mailed to the membership at least 30 days prior to the meeting and election date. Return ballots must be received in the envelopes provided by the inspector by mail, or other certified delivery to: The Ballot Box, 13681 Newport Ave. #8-341, Tustin, CA 92780. The deadline for the receipt of mailed ballots is close of business on July 10, 2020.

If you would like a receipt for your returned ballot, you are encouraged to mail the ballot with tracking through the United States Post office, or other certified delivery service (UPS, Fed-Ex, DHL, etc). You may also request a confirmation of receipt of your ballot via email to info@ballotboxservices.com. Ballots will also be accepted by hand-delivery at the meeting location on July 14, 2020.

This notice was mailed to the lot/unit owner and mailing address as noted on the Association’s voter list. Members may verify the accuracy of their individual information on the voting list by contacting The Ballot Box via email info@ballotboxservices.com. Any request to update/change information on the voting list must be submitted in writing.

Hello Neighbor’s,

 

My name is Sierra Warden and I’m campaigning for your vote in our upcoming HOA elections. I’m a natural problem solver and I believe I can bring a new perspective to our community board.

 

A little about myself

I’ve been married to my high school sweetheart for almost 10 years. I’m currently studying to become a Civil engineer and in my free time I love to travel and sew.

 

Some of my influence is already throughout our community with the doggy poop stations. As board member I would encourage the board to set up a Facebook page up to better streamline information to you, the homeowners.  Knowing what’s going on in your neighborhood builds trust and sense of security, that’s what I hopping to bring to our community.
