Why Does Beacon Street Condos Need A New Roof?

1. The facts: Can you see the white spots? Notice the black and white spots

on the ground after a rain… that is the roof deteriorating, literally falling

apart.

“Our current roof is showing signs of significant wear—there

are visible leaks, missing shingles, and water damage in

several units. According to the last inspection by Roof Doctor,

“it’s at the end of its expected lifespan.“

We just paid for tenting- termites $130,000, and a new law

mandated repairs on balconies, $210,000.

Our reserves are VERY LOW! We also need to do asphalt

and cement work soon. Holes in the driveways create more

problems and leaks when it rains.

2. Risks of delay: Roofs are FALLING APART!

If we wait longer, we risk more costly repairs—not just to the roof, but to interior ceilings, walls,

and even electrical systems, black mold(which travels to the next unit) and structural damage

These are VERY REAL concerns. We received quotes from 3 vendors in May 2023. Cost $1.3

The latest quote is now $1.5 Million … up $200,000 from 2 years ago… and

going up…We need to lock in the price and a 40-year warranty… not normally offered!

Long-term savings:

Several roofs are tented… Look around. You
don’t want your furniture and carpet/flooring
ruined!

“Replacing the roof now may seem expensive, but

It’s more cost-effective than patching problems

year after year. A new roof reflects the damage

sunlight better thus improves energy efficiency,

protects property values and reduces insurance

risks.
If we don’t fix the roofs, we could lose our
Master Plan Insurance. If we do not have
insurance, you can not sell your homes.

A generic company will not cover all damages fully.

4. Shared responsibility:“As co-owners, we all benefit from a safe, well-maintained

building. Investing in a new roof preserves the integrity of our condos and increases

property value.
